You have to inspect your property regularly. See how people are treating your homes and what the common standard of maintenance is. Be sure residents are following your covenants and rules and regulations. If you don’t inspect regularly, you cannot ensure people are following the rules. Think about this the same way you think about children; you have to follow up and make sure they’re doing what they need to do. If you don’t inspect with regularity and notify your residents when something needs their attention, you’ll have a more challenging time enforcing the rules.

Don’t hold one homeowner to a different standard than another. Investors can be offended when they are treated differently than HOA owners who occupy their homes. This is understandable; they are paying the same HOA fees and they hold the same interest in the community. Don’t show favorites with board members or hold people to different standards. You’ll get into trouble when enforcing your covenants. It’s illegal, and it’s not fair or right. People don’t mind standards as long as they’re the same for everyone.

If there’s recently been a storm and trash cans are blown all over the street, don’t rush to hand out violations. There might be long periods of rain where people can’t mow their lawns right away. If everything is swampy and muddy, you don’t want to be the HOA that fines residents for overgrown lawns. Be reasonable and look at what’s going on in the world so you can be fair.
