Maintenance issues and emergencies can arise at all times of the day. A resident can contact the emergency contact number at any time. As soon as a work order is submitted, the property manager works to dispatch one of our in-house maintenance technicians or one of our trusted vendors to resolve the maintenance request. We work with the best vendors in our prospective areas so we can advise you on what quality work is for the best price. We even have an in-house maintenance team to ensure the best quality service to our clients and residents by getting work done quickly. This entire process is of no stress to our clients because we work with the vendors and residents for them.
In addition to the benefits of our resident services, owners have full access to their own owner portal where the owner can approve work orders, make contributions, view statements, and begin a conversation with the property manager. This system can be accessed at all times of the day.

Tracking and Reporting
Our online system allows tenants to make their repair requests electronically. This creates an instant paper trail, allowing us to document every step of the repair process. You’ll have access to the documentation too, including invoices and follow up communication with the tenants.
24-hour Emergency Response
When something goes wrong in the middle of the night, we’ll handle it. HomeRiver Group Indianapolis has an emergency line answered by a live person 24-hours a day and seven days a week.
We take maintenance seriously. We know it helps to preserve the condition of your asset and it keeps good tenants satisfied that their needs are being met.
Do you offer routine inspections?
Regular inspections are important to maintain property standards, and to identify maintenance issues before they progress. Sometimes even good tenants will let a little drip under a sink go without being repaired, or not change a furnace filter as needed. If items like this are not addressed they can lead to costly repairs. We offer inspections twice a year at $50 per inspection.
During any of our inspections if damages are found, the tenant is given 3 days to repair it to its original condition or we line up the repair and charge the tenant.
